About Signing Agent Handbook

Signing Agent Handbook is an independent guide for notaries who are thinking about loan signing work. Each page answers one practical question (what a state requires, what a course actually includes, what a bond does and doesn’t cover) and points you to the official source so you can confirm it yourself. We pick topics from the problems new signing agents are posting about in public forums right now, then answer them from official sources.

Who’s behind it

Signing Agent Handbook is an independent research site. Our job is research: we read state notary statutes, Secretary of State and Governor’s office pages, and the published terms of training providers and insurers. Then we turn what they say into plain-English guides, with a link to every source and the day we last checked it.

We want to be upfront about what we aren’t:

  • Not notaries, not lawyers. We don’t hold notary commissions or practice law.
  • No signing experience to claim. We haven’t conducted loan signings, so you won’t find “when I did my first signing” stories here. Where a guide describes how a signing works, it’s drawing on published sources.
  • Not legal advice. We quote and link the rules. We don’t tell you how they apply to your situation. For that, ask your state’s commissioning office or an attorney.
  • Not connected to any state agency, course provider or insurer. No one we write about has endorsed us.

Before you rely on anything here

Notary law is set state by state, and it changes. Use our guides to understand the process and find the right official pages. Then check your own state’s rules at the source before you apply, pay for anything or take on work. We publish a state guide only after we’ve gathered and checked that state’s official sources, so not every state is covered yet.

How we pay for the site

Reading is free. We haven’t joined any affiliate programs yet, so no link on this site earns us anything today. If that changes, a purchase through an affiliate link could earn us a commission at no extra cost to you, and we’ll say so on the page, before the first link. Money never decides what we say about a provider. The full explanation is on our disclosure page, and how we build each guide is on how we research.
