Bottom line

On October 27, 2026, Loan Signing System (LSS) cost $347, or 4 payments of $97. That buys lifetime access to over 8 hours of core video training (plus bonus content), the LSS certification, a period of live group coaching and four months of its marketing software. Three terms to read before you pay: the 30-day money-back guarantee ends once you pass the LSS certification, the mentorship can roll into a paid monthly subscription unless you cancel before the included period ends, and disputes go to binding arbitration. LSS is a private course, not a state requirement.

Key facts

  • Required by law: your state notary commission. No state requires the LSS course.
  • Price (Oct 27, 2026): $347 or 4 × $97
  • Refund: full refund within 30 days, unless you’ve passed and received the LSS certification
  • After the included mentorship: “we may automatically charge you for the applicable paid subscription … on a recurring monthly basis” (LSS terms §16)
  • Background screening: not included. LSS itself recommends also getting the NNA certification, “which includes a background check”

A new agent shopping for training on Notary Cafe noticed “the varying price ranges for the same certification” (Which NSA certification is best?, Nov 2025). Price is only part of it. The refund and billing terms matter as much. This isn’t a “we took the course” review; we haven’t taken it. It puts what the course page, the guarantee page and the terms of service say side by side, including the billing parts.

What does Loan Signing System cost?

The course page lists “$347 OR 4 payments of $97” (Loan Signing System course page). The four-payment option totals $388, which is $41 more than paying in full.

What the price doesn’t cover: your state notary commission, a background screening, E&O insurance and supplies. For the full startup picture, see how to become a loan signing agent and the loan signing agent supplies list.

What’s included?

From LSS’s own course page and FAQ on October 27, 2026 (we list the items without the “value” figures the page assigns to them):

ItemWhat LSS says
Video training“over 8 hours of core training and 5–6 hours of bonus content,” self-paced, with “lifetime access”
Practice material“a full loan signing walkthrough, actual sets of loan documents, full walk through video mock signings”
CertificationThe LSS certification (a private credential)
Coaching“4 months of live mentorship that includes biweekly group coaching calls” (FAQ). Elsewhere on the same page: “LIVE monthly coaching” and “4 Months LIVE 1:1 Mentorship”
Marketing software“4 Months Included Access LSS Marketing Software” (Google Business Profile help and a website)
Company list“over 300 Companies that Hire Notary Signing Agents” in one place; “a list of 200+ hiring companies” in the FAQ

Ask before you buy: the page describes the coaching three different ways (biweekly group calls, monthly coaching, and 1:1 mentorship), and gives two different counts for the company list. If one-on-one time matters to you, ask LSS to confirm in writing what’s included.

Does LSS work in every state?

LSS’s FAQ says it “works in all 50 states” because “loan documents are largely standardized nationwide,” and it adds that you should always follow your state’s notary laws. The footer goes further: “This training is not intended as legal advice or state / federal notary public / notary signing agent training. Check with your state to be sure that loan signing agents are utilized in the closing process.”

That second part matters. Some states have attorney-involvement or licensing rules for real estate closings, which can limit signing-agent work. The National Notary Association’s signing-agent guide lists 19 such states (National Notary Association). Check your state’s own rules first. We’ve verified becoming a loan signing agent in Texas and becoming a loan signing agent in Florida so far.

Does it include a background screening?

No. LSS says it is “not formally affiliated” with the National Notary Association, and its FAQ recommends “having both the Loan Signing System Certification and the NNA Certification (which includes a background check).” So budget for a screening separately. See signing agent background screening and NNA signing agent certification.

How does the money-back guarantee work?

The guarantee page says you can ask “within 30 days for a full refund,” with an asterisk: “If you pass and receive the Loan Signing System certification, the money back guarantee is no longer valid, since the certification is electronic and cannot be revoked” (LSS guarantee). The terms of service (§7) say the same for passing “within the 30-day period.”

In practice: if you want to keep the option of a refund, decide whether the course suits you before you take the certification exam.

What happens when the included mentorship ends?

This is the term most worth reading. Section 16 of the LSS terms says:

  • “For these services, we’ll require you to provide your payment details up front.”
  • “At the end of the included mentorship, we may automatically charge you for the applicable paid subscription on the first day following the included mentorship period on a recurring monthly basis.”
  • “If you do not want this charge, you must cancel the applicable paid subscription through your Loan Signing System account before the end of the included mentorship.” LSS says you can cancel in the billing section of your course account or by email.

The pages we read don’t state the monthly price after the included period. Ask before you buy, and put the end date of your included mentorship in your calendar.

The marketing software has its own terms. The terms describe the LSS Notary Success Marketing Software as a subscription that, unless terminated at least 30 days before the end of the initial period, “will thereafter automatically renew month-to-month.” You can cancel “within three (3) days of purchase” for a full refund. After that, “except as expressly provided herein, no refunds will be provided.” The pages we read don’t say whether the four months bundled with the course convert to a paid plan automatically, so ask LSS to confirm.

What else is in the terms?

  • Earnings: §10 says “there is no guarantee that you will earn any money,” and that when LSS presents revenue figures, “we are often showcasing exceptional results, which may not reflect the average experience.” Bear that in mind with any income numbers on the sales pages. We don’t repeat them here.
  • Affiliate links: §11 says to “assume that any links leading you to products or services are affiliate links” on LSS’s site.
  • Disputes: binding arbitration through the American Arbitration Association, with a small-claims-court exception, and a waiver of jury trial and class actions. Governed by California law. LSS, LLC is a California limited liability company.

We’re quoting the terms, not interpreting them. If a term matters to your decision, read the full text or ask an attorney.

How does it compare with other options?

On published prices (October 2026): NNA Certification Standard $199 (includes a background screening), Notary2Pro Elite $300, LSS $347. They bundle different things, so compare on what you’d actually use.

Who LSS probably isn’t for:

  • Anyone not yet commissioned. The course doesn’t make you a notary, and the commission comes first.
  • Anyone who wants one purchase that covers the screening most companies ask for. LSS doesn’t include one; the NNA’s certification does.
  • Anyone who wants to keep the refund option while testing the course. Passing the LSS certification ends the guarantee.
  • Anyone who won’t track a cancellation date. The included mentorship can turn into a paid monthly subscription.
  • Anyone in a state with attorney-involvement rules for closings who hasn’t checked them yet (see the state question above). See loan signing agent certification for the other options and their published terms.

Common slip-ups

  • Taking the certification exam on day one, then wanting a refund. Passing ends the guarantee.
  • Missing the end of the included mentorship. Cancel before it ends if you don’t want the monthly subscription.
  • Assuming the course covers your background screening. It doesn’t. LSS recommends the NNA’s certification for that.
  • Reading sales-page income figures as typical. LSS’s own terms say it often showcases exceptional results.
  • Buying before you’re commissioned. You need a state commission to notarize. A course doesn’t give you one.

Before you buy: other LSS questions

How much is Loan Signing System?

$347, or 4 payments of $97, as of October 27, 2026. Check the course page for the current price.

Can you get a refund from Loan Signing System?

LSS offers a full refund within 30 days, but not after you’ve passed and received its certification.

Does Loan Signing System charge monthly?

The course itself is a one-time price (or four installments). LSS’s terms say it may automatically charge a recurring monthly mentorship subscription after the included mentorship ends unless you cancel first.

Is Loan Signing System certification enough to get hired?

It depends on the company. LSS itself recommends also holding the NNA certification, which includes a background check.

Is Loan Signing System legit?

We can’t judge outcomes, and we haven’t taken the course. What we can say is that its published terms include a 30-day conditional guarantee, an earnings disclaimer, auto-renewing subscriptions and binding arbitration. Read them before you buy.
